Your Home Buyer Guide

This is not a sales brochure. This is a decision-support playbook. Every section explains what happens if you get it wrong — and how to avoid expensive mistakes.
The Buyer's Decision Framework
Real trade-offs, real risks, real strategies. Each decision point explained in plain language.
Pre-Approval vs Pre-Qualification
DECISION: Get a pre-approval letter (hard credit pull, verified income) or just pre-qualification (soft estimate). Pre-qualification is meaningless in competitive markets.
Key Actions for This Step:
- ✗ Wrong choice: Pre-qualification = your offer gets ignored in multiple-bid situations
- ✓ Right choice: Full pre-approval with verified income and assets = you're taken seriously
- Cost to get wrong: Losing your dream home because sellers don't believe you can close
- What we do: Connect you with lenders who move fast and understand NY market timelines
Understanding Your Real Budget
What you're approved for ≠ what you should spend. Factor in maintenance, property taxes, HOA, insurance, and lifestyle costs.
Down Payment Strategy
20% down avoids PMI, but 10% or even 3.5% (FHA) can work. The trade-off: lower down payment = higher monthly cost + mortgage insurance.
Earnest Money Deposit
You'll put down 1-3% of purchase price ($3K-$9K on a $300K home) as 'good faith' money. You can lose this if you back out without a valid contingency.
Contingencies = Your Safety Net
DECISION: Include inspection, financing, and appraisal contingencies (safe) or waive them (competitive but risky).
Winning in Multiple Offers
Price isn't always king. Sellers care about close speed, contingency waiver, flexibility, and certainty you'll close.
Appraisal Gap Strategy
Home appraised at $290K but you offered $310K? You need $20K cash to cover the gap OR renegotiate. Most buyers don't plan for this.
Home Inspection & Renegotiation
After offer accepted, you have 7-10 days to inspect. Inspector finds issues? You can ask for repairs, credits, or walk away.
Closing Costs (The Surprise Bill)
You'll pay 2-5% of purchase price at closing. On a $300K home, that's $6K-$15K in fees on top of your down payment.
Final Walkthrough
24-48 hours before closing, you do a final check. Sellers were supposed to leave the house in agreed condition. If they didn't, closing can be delayed.
Closing Day
You'll sign ~100 pages of documents, wire your down payment + closing costs, and get the keys. Bring ID and don't make any big purchases before this day.
Understanding the Closing Process
The final step in your home-buying journey. Here's what to expect on closing day.
What Happens on Closing Day
Final Walkthrough
Your last chance to inspect the property and ensure agreed-upon repairs have been completed.
Document Signing
Sign loan documents, deed, and multiple disclosures with an attorney or title company representative.
Fund Transfer
Your lender will transfer funds to complete the purchase, and you'll receive the keys to your new home.
Important Note
Closing costs typically range from 2-5% of the purchase price. Plan accordingly and review your Closing Disclosure at least 3 days before closing.
